Are pets allowed in rental properties?

We list properties as "pet-friendly" when we have confirmation from the owner that pets are welcome. However, if a property is not explicitly advertised as pet-friendly, it’s still worth getting in touch, as many landlords are becoming more open to pets due to the growing number of tenants looking for pet-friendly homes.

If you’re planning to bring a pet to Koh Samui—or thinking of adopting one while here—please remember that a pet is a lifelong commitment. Sadly, abandoned animals are an increasing issue on the island. Before getting a pet, we encourage you to research the process of taking your pet with you should you ever decide to move on. A little planning goes a long way in ensuring that your furry companion stays by your side, no matter where life takes you.

Are there any additional fees I should be aware of?

All fees and charges will be clearly outlined in the lease agreement or terms and conditions. There should be no hidden fees outside of what is stated and agreed upon.

In the event of damage to the property, the landlord or property manager may request compensation. In such cases, you will be provided with an itemised breakdown covering:

  • The cost of repair or replacement
  • A service fee (if applicable) for sourcing or arranging the repair
  • Any loss of income due to the postponement of a future booking caused by the damage

The responsibility for ongoing maintenance such as gardening, pool care, and rubbish collection will also be clearly stated in your agreement.

All prices and rates will be transparently presented and typically include service charges and booking fees. Doctor Property is reimbursed by the property owner and will never charge you additional agency fees beyond what is stated.

Are utilities included in the rental price?

Electricity is not included in the rental price. Water and internet may be included in some properties, depending on the owner’s terms.

Can I cancel my reservation?

Cancellation terms depend on the specific agreement made with the individual property owner. In many cases, there may be a degree of flexibility, especially if sufficient notice is given.

We will always do our best to assist, including trying to find a replacement tenant to help mitigate your losses where possible. The sooner you inform us with your change of plans, the better the outcome is likely to be.

Can I view a property before booking?

Yes, you can view a property before booking, unless it is currently occupied and the tenant does not allow viewings.

If you are not yet in Koh Samui, we can arrange a video walkthrough of the property and show you the surrounding area to help you get a feel for the location and layout before making a decision.

Do I need to sign a lease agreement?

Yes, for monthly rentals a lease agreement is always required.

For fully paid short-term bookings, you will need to agree to the property’s terms and conditions prior to taking occupancy. These terms will be provided in writing before any payment is taken.

Do you offer fully furnished rentals?

Virtually all villas we list are fully furnished. On rare occasions, an unfurnished villa may be available—this usually happens when a newly completed property has not yet been furnished.

How do I book a rental property?

The best way to book a property is to contact us directly using the available inquiry forms on our website. Our team will assist you in finding the perfect rental based on your preferences and requirements.

  • Book Early: Due to high demand, we strongly recommend booking well in advance to secure your preferred rental.

For long-term rentals, additional terms may apply, and a lease agreement may be required before payment. Always review the terms provided before making a commitment.

How do I extend my rental period?

In many cases, you can include a renewal clause in your contract, which sets a notice period—typically 1 to 3 months before the end of your stay—to confirm whether you’d like to extend.

As long as the property has no other upcoming bookings, you should be able to extend your rental without issue. We recommend discussing this early on, especially if you think you may want to stay longer.

Is a deposit required to secure a booking?

Yes, in all cases a deposit is required to secure a booking.

The amount can vary—from a small holding fee to the equivalent of one month’s rent—depending on the property and timing. As a general rule, the further in advance the booking is made, the higher the required deposit is likely to be.

Is housekeeping included in the rental?

Housekeeping is not included unless explicitly stated in the listing. However, housekeeping services may be requested through us if needed.

Some landlords offer periodic cleaning and sheet changing as part of the rental, while others may not. Gardening, pool maintenance, and garbage collection are typically included in the lease, but this can vary depending on the property and what is negotiated at the time of agreement.

What are the rules regarding guests or visitors?

Each booking will have a stated guest capacity, and all guests who stay overnight must be registered with the landlord or property manager in accordance with immigration requirements.

Visitors are generally permitted, provided they do not cause excessive noise or disturb the peace of the community. Care should be taken to avoid any risk of damage to the property.

Parties may be explicitly prohibited in the terms and conditions of certain properties. If you're unsure about what’s allowed, please ask us directly and we’ll clarify for you.

What happens if I have a maintenance issue?

All maintenance issues should be reported as soon as possible to help prevent additional damage. Even if the issue is not your fault, failing to report it promptly—such as a water leak—could result in further damage, for which you may be held responsible.

If the damage was caused by you, it’s still important to report it immediately, especially if it could affect future guests or tenants. Prompt communication allows for faster resolution and minimises inconvenience to all parties.

All maintenance concerns and complaints should be directed to your assigned point of contact, such as the landlord or property manager. If there is a dispute or you require support, Doctor Property is available to act as a mediator where appropriate.

What happens if I need to change my move-in date?

Landlords can be flexible with move-in dates if given enough notice, provided the change does not affect other bookings.

Ultimately, it is entirely at the landlord’s discretion and will depend on the negotiated terms of your booking or lease. If you need to adjust your move-in date, get in touch as soon as possible so we can discuss your options.

What is the check-in/check-out process?

During check-in, you will have the opportunity to inspect the property to ensure it is as advertised. A property manager or one of our agents will give you a walkthrough to show you how everything works and where things are.

Once you’re satisfied, you will be asked to settle the remaining balance of the booking (if not already paid) along with the security deposit. You will then be officially registered with the immigration department as required by Thai law—this is handled by the property manager or one of our agents.

At check-out, the property manager will inspect the house for any damages, if applicable. Any remaining utility charges or cleaning fees will be deducted from the deposit as agreed, and the remainder of your deposit will be returned on the same day.

What is the minimum rental period?

We advertise rentals on a month-by-month basis or as monthly rentals for long-term stays (6-12+ months). However, there is no strict minimum rental period.

What payment methods do you accept?

We accept a variety of payment methods to ensure convenience for our clients. The available options include:
